Questions from landlords
How listing your units and responding to your reviews on Openigloo work, and what they cost.
About IglooIQ
What is IglooIQ?
IglooIQ is the landlord portal for Openigloo, the New York City renter review and apartment platform. Use it to list your units on Openigloo and get qualified renter leads, and to respond to the Openigloo reviews of your buildings.
Do I need a new account?
No. If you already have an Openigloo account, log in with it. Otherwise sign up with Google, Apple or your email.
Where does IglooIQ work?
In New York City, where Openigloo's renters search for apartments and review their buildings.
Listing your units
Who can list units?
Owners, management companies and brokers.
How much does it cost to list?
You pay for each listing you publish, month to month: Basic $10, Plus $12, Pro $15 a month per listing. Saving a draft is free, and you pick a plan when you publish. You can change or cancel anytime.
What's the difference between the plans?
Basic lists you on Openigloo with qualified leads, email alerts and the option to schedule tours. Plus adds every renter who inquired, including ones who may qualify with a guarantor. Pro adds renter insights on who's reaching out: their credit score range and median income.
What comes with a lead?
Every inquiry arrives with the renter's income, credit range and move-in date, so you can see who qualifies before you reply.
Does Openigloo check my listing?
Yes. Openigloo's team checks every listing before renters see it, including addresses that are new to Openigloo, and emails you when it's approved. You can keep editing meanwhile.
Can I set my own showing hours?
Yes. You set your showing hours when you create the listing, and renters can schedule tours in them.
Can Openigloo lease my apartment for me?
Yes. If you'd rather not do it yourself, email info@openigloo.com and our team can lease it for you.
Responding to reviews
Who can respond to reviews?
Owners and management companies, on buildings they own or manage today. Brokers and agents can't respond to reviews.
How much do review responses cost?
$50 a month per building you claim. Your plan covers every building you claim, and it's all or nothing: you can cancel whenever you like, but you can't take single buildings off it. When your plan ends, all your responses are removed from Openigloo.
How do review responses work?
Claim your buildings, and our team confirms you own or manage them. Then respond to each review once. Openigloo checks every response against its community guidelines before it's published, and published responses can't be edited. If a response isn't approved, we tell you why and you can try again.
What can I write in a response?
Address what the review says and explain what happened or what has changed. Keep it professional: be courteous and factual, don't identify the reviewer, no offers to change the review, no phone numbers, emails or links, and nothing that references a protected characteristic under fair housing law.
Can I ask a reviewer to change or remove their review?
No. Your response can't ask for a review to be taken down, and you can't offer money, rent credits, gifts or anything else for a review to be edited or removed. Respond instead: a calm, specific reply shows the next renter that problems get heard and handled.
Will I know when my building gets a new review?
Yes. With review responses you get alerts when your property gets a new review, and you can respond to every review on it, old and new.
